Rental Research Services has been gathering and storing data for our resident screening reports for over 40 years.  From that long history of data gathering, we have taken it to a new level with our automated Purification Process.  This Purification Process is designed to add increased value to the data we gather and store from a variety of sources.  For example, many Unlawful Detainers, Evictions, and Forceable Entry Detainers are filed with the courts with only a name and an address – most cases do not contain any other personal identifiers.  Our Purification Process runs a comparison between these records and our own proprietary databases of resident screening reports, Report Cards, collection accounts and housing court cases, then compares the records in the databases, and automatically adds identifiers if a match is found!

We Turn Your Feedback Into Results!

We recently asked one of our valued clients, Lang Nelson, where they felt we could improve on our resident screening reports. Michele Grandner provided very valuable feedback. Michele mentioned that the one area she would like to see improvement on was the number of possible Unlawful Detainers versus verified records that appear on our resident screening report, the Instant Inquiry. Thanks to Michele’s input, here’s what we’ve done to improve our process.

To start with, we’ve increased the frequency of Unlawful Detainer data updates from the courthouse to our proprietary Unlawful Detainer database. The frequency has now increased to several times per day. This enhancement allows clients almost real time access to the records! Once the records have been imported into our proprietary database, we run a program that compares the “possible-name match only” records to the millions of records in our system in order to purify the records and add additional personal identifiers (Social Security Number and Date of Birth) – making them “verified”! This process is unique to Rental Research and helps save our clients time and money.
