Rental References |
| When Rental Research obtains a rental reference, we don't simply pick up the application and dial the proposed landlord's phone number. We start by verifying critical information first - actual ownership of the property, which sometimes may or may not be the person or organization listed on the application. We then verify the phone number that's listed on the application. If the number listed is for an apartment complex, we make certain that the number is definitely associated with the complex before calling. The thoroughness of our rental reference verifcations ensures that the information you receive is the most accurate it can be. |

Employment
Verifications |

This same level of thoroughness also holds true
for employment verifications. Whether it is
a current or previous employment verification, Rental
Research makes every effort to ensure that the company
the applicant lists is a legitimate business before
making any contact phone calls or faxes. |

| If evictions
records are listed as "possible" on a person's
Instant Inquiry, then Rental Research will investigate
those possible records to determine whether they
are or are not verified to the applicant you are
currently screening.

Residential Occupancy Performance Report (ROPR) |

The Residential Occupancy Performance Report (ROPR) contains over 35 years worth of renter peformance reports from Rental Research. These reports come directly from property managers, so the information obtained is directly from the primary source.
The ROPR is an essential tool to help identify any individuals who have been problems renters for another property manager, especially when there is no guarantee that a problem renter actually made it to the eviction action stage. The ROPR provides identity verification, including date-of-birth and/or social security number, along with a detailed description of what action or incidence occurred to deem an individual as being a problem renter. |

The ROPR database also contains information on individuals with a positive rental history. This helps eliminate the burden of having to make individual reference calls, since your reference may already be provided!

Collections |

Interstate Credit Control (ICC), through its affiliation with Rental Research Services, has access to the largest and oldest renter database. This is a distinct advantage that allows ICC to get the best possible recoveries for our clients. All ICC accounts are worked on a contingent fee basis - no collection, no charge. ICC's state-of-the art computerized collection system allows us to provide clients with monthly reports on the activity of all accounts listed with ICC. |

ICC works on a contigent fee in order to pursue every account to its fullest potential. The following collections are also available for an additional fee: |

- Forwarded Accounts - If a debtor moves
out of our working area, we will forward
your account to an agency nearest to that
debtor.
- Legal Action - If we feel legal action
is necessary to collect an account, we
can secure an attorney to represent you.
- Secondary Placements - Accounts that
have been listed previously with another
collection agency, attorney, or over one
year old may incur a higher rate.
