The Instant Inquiry report will provide you with up to three states of criminal histories and three states of eviction records, at no additional charge!  All you have to do is make sure you are asking your applicant for their prior addresses, especially if they lived in other states.

Then you click “Add Previous Addresses” at the bottom of the Instant Inquiry submission screen.  You will see two more address boxes open up.  Put the prior addresses in these fields, and if the addresses are from other states you will be including those states in your search.  Again, there is no additional charge for this extra information.

Text Box: Most Common Screening Problem

On occasion we see reports that generate less than optimal amounts of information.  This is usually due to less than optimal user input when ordering the Instant Inquiry.  As everybody knows, computers will do exactly what they are told to do.  If you search for criminal records on a person by the name of JAMES A SAMPLE, but his last name is really spelled SAMMPLE you just aren’t going to see what you are looking for.  If you are one digit off on the date of birth that could mean you are missing important records on your applicant as well.

 

When the applicant intentionally gives you slightly erroneous information, there is a reason behind it.  People with negative histories learn how to trick the system through providing slightly altered information on applications.  Your best line of protection is to have a policy in place (and in practice) that requires that the applicant’s identification be inspected at the point of receiving the application. 

 

If an applicant can’t provide positive identification when requested then something is wrong.  Tell the applicant that they should acquire the identification and return to complete your application process.  Anything less exposes you to unreasonable risk.  To see an article on recommended types of I.D. go to:  www.rentalresearch.com/newsletter2
