Occasionally a report is generated that seems to contain very little information.  When this happens we usually find that when the applicant’s information was entered in the online form that either the name was misspelled or data such as the date of birth or Social Security number was entered incorrectly.  Usually this means that the property manager must resubmit an inquiry and incur another charge.

We encourage all of our users to carefully verify their input prior to clicking the submit button.  Your reports will be much more thorough as a result.

You will no longer need paper forms to submit a report on your problem renters.  That is because the Residential Occupancy Performance Report (ROPR) is now available online.  The name change from “Problem Renter Database” to “Residential Occupancy Performance Report” is due to the fact that you may now also submit information on your good tenants.  This will help them in the future, by expediting their applications for tenancy.  Positive reports also reduce your burden when contacted for a reference in the future.  Any positive reports you submit on your tenants will remain in our system indefinitely, while those reflecting negative experience will only be accessible for 7 years.  There is never a charge for entering this information.

 

As you know, many problem renters never make it to the eviction stage.  That is because they are either asked to leave, or the threat of court action by itself is enough to make them leave.  Without this type of reporting system (and your active participation in it) the problem renter continues to make problems for others in the future.  The ROPR is the perfect solution because it shares important information between property managers.  Best of all, it is a free resource within the Instant Inquiry report.
